“BEFORE” THE HOME SEARCH – OUR TEAM WILL:

Cover the home buying process to be sure that you know what to expect as we take each step.
Assist you in getting pre-qualified and/or pre-approved, which will help make your offer more competitive.
Help determine your needs, priorities and what your “heart desires”.
Carefully review and explain the Multiple Listing Service (MLS) and the Contract to Purchase.
Provide you with all the information on all properties for sale that meet your needs.
Assist in the sale of your current home, if applicable.
If moving into town, send you a relocation package, which includes details on the housing market, schools, recreation, hospitals, shipping and nay other pertinent information you request.

“DURING” THE HOME SEARCH OUR TEAM WILL:

Constantly analyze current inventory and select the appropriate properties to avoid wasting your time.
Discuss each home’s benefits and drawbacks in relation to your specific needs and wants.
Get daily updates on all new “hot” properties coming on the market.

Prepare and explain in detail, a contract for purchase.
Provide “expert” and “tireless” contract negotiations for you.

Work hand in hand with the appraiser to ensure they have the latest
comparable sales, all available surveys and home inspections and
easy access to the property. This will help achieve a smooth
transaction to closing.
Coordinate all necessary inspections.
Counsel you on insurance processes.
Assist in scheduling your closing.

Please feel comfortable walking through the home opening closets and cabinets. You will have a brochure with information on each property; however, ask any questions you may have. You can feel confident that if we don’t know the answer, we will research it and get right back to you. Make notes on homes you like, because after viewing several, details begin to run together. Most importantly, feel free to express to us whatever you are feeling. Believe me – it does not offend us when you don’t like something. On the contrary, it helps us better understand what you like and want!

3. Get a mortgage prequalification and pre-approval.

4. View selected properties with REALTOR® .

5. Choose your “perfect” home and make an offer with earnest money deposit.

6. Have your REALTOR® present offer, which will be accepted or returned with a counter-offer.

7. If countered – make a final decision.

8. Begin mortgage process – application, appraisal, verification.

9. Submit to title company for title search, survey, and title insurance.

10. Have inspections made and remove contingencies.

11. Get final loan approval (remove any contingencies which must be satisfied).

12. Get homeowner’s insurance (also, flood insurance, if mandated).

13. Conduct a walk-through inspection of the property.

14. Confirm possession date.

15. Go to closing – get you keys – MOVE IN AND ENJOY!
