price and speed at which your property sells. Follow the
guides below to insure the cosmetic changes necessary for the
overall presentation of your home.
Kitchen
- Keep counter tops clean and clear
- Clean cabinetry, appliances and floors
- Repair appliances and faucets
Bathrooms
- Clean and polish mirrors, fixtures and floors
- Repair damaged grout and caulking
- Repair faulty plumbing
Closets
- Hang clothes neatly; store shoes in containers
- Organize the clutter
- Replace light bulbs
Garage
- Neatly store and organize items
- Clean and sweep floors
Outdoors
- Keep yard clear of all debris
- Store hoses neatly
- Keep lawn mowed and shrubbery neatly trimmed
- Prune dead growth and remove dying plants
- Plant brightly colored flowers
- Fences, gates, driveways and sidewalks should be in good

WHEN THE BUYER COMES TO SEE YOU
Showing your house to a prospective buyer will be made more
successful by a few housekeeping activities.
Indoors
- Make beds and put clothing away
- Put away dishes
- Vacuum carpets and sweep floors
- Neatly arrange closets
- Put away toys and other items
- Kitchen and bathrooms should sparkle
- Clear counter tops in kitchen and bathrooms
- Open drapes for light and air; turn on lights
- Secure valuables and prescription drugs
- Turn off television; play soft music
- Adjust temperature to a comfortable level
- Keep pets out of way and pet areas clean an odor-free
- Air freshener, potpourri or baking smells are great
Outdoors
- Clear any clutter: toys, bikes, and newspapers
- Sweep driveway and front walkway
- Park extra cars away from the property
General Information
- When a potential buyer is coming to view your home, try
to be away.
- They will usually be more comfortable if you are not
there.
- Be sure to leave a number at which you can be reached if
you go out of town.
- Refer unaccompanied people that request permission to
see your property to
your agent so that they may qualify
them.

What a buyer is willing to pay for the property
today
- Based on today’s market.
- Based on supply and demand.
- Based on today’s competition.
- Based on today’s financing.
- Based on today’s economic conditions.
- Based on the buyer’s perception of
property condition.
- Based on location.
- Based on normal marketing time.
As A Seller You Do Not
Have Control Of:
- Market conditions
- The motivation of your
competition
- Value
As A Seller You Can
Control:
- The price you ask
- The condition of your property
- Access to the property
Warning
Signs:
Agent elimination - if agents are not previewing, or if
they preview, but do not show your home, they are eliminating
your property.
Buyer elimination - if your home is being shown with no
results, buyers are finding better properties in your price
range.
In either case, this is an indication that
your home is not priced at current market value.
Remember: Overpriced
